Project Background:
For over 100 years, the area now known as "Hopewell" served as the site of Bloomington's main hospital. IU Health announced the construction of a new hospital and in May 2018, the City of Bloomington entered into a purchase agreement with IU Health for the 24-acre legacy hospital site for the Hopewell Development. Demolition of the main hospital building by IU Health began in 2022 and was completed in 2023. The existing parking garage and the Kohr Administration Building will remain. The first phase of the Hopewell Development, Phase 1 East, bounded by 2nd Street to the north, 1st Street to the south, B-Line to the east, and Rogers Street to the west completed demolition and site restoration in 2022. Construction of the site infrastructure and linear park to create development ready lots will be complete by the end of 2024.
The Reconstruction of 1st Street, a federally funded project, will be complete by the end of 2024.
The demolition of auxiliary buildings on the site now called Hopewell South (bounded by 1st Street to the north, Rogers Street to the east, Wylie Street to the south, and including areas west of Fairview Street) was completed in 2024.
The Reconstruction of 2nd Street, also a federally funded project, is in the design stages and construction will begin in 2025.
Project Details:
Hopewell West - Jackson Street (1st to University) is the next step in the City's transformation of the area. The project will create the new development lots and public rights of way for the legacy hospital site bounded by 1st Street to the south, 2nd Street to the north, Rogers Street to the east and MCCSC property to the west.
The subdivision of the property was completed in late 2024.
The project will construct infrastructure including one block of Jackson Street and Rogers Street between 1st Street and 2nd Street to support adjacent developments including the Kohr Building affordable housing project. Construction will begin in early 2025 and will be complete by the end of 2025.

This included an update on the Hopewell West project as well as other area projects such as 1st Street, 2nd Street, Hopewell East, and Hopewell South.
