My landlord chose to “defer” maintenance regarding a problem noted on an inspection for one of the units in my apartment building. This led to catastrophic consequences, the smell was terrible. I understand my neighbors belongings were almost completely all destroyed when the hot water heater/ac malfunctioned. Once we were aware of the problem, renaissance rentals refused to address the problem after we asked multiple times. The smell was overwhelming, eventually they finally came to deal with the problem. But, it still smells terrible and we are pretty sure it is full of garbage. We have asked for a reduction in our rent to compensate for the stench, and our requests were met with silence, they simply don’t care. Please send someone to inspect the building and hopefully force them to address the smell. I am sure you deal with countless complaints regarding this company, they should have fixed the problem when the inspection made them aware of it, I assume that is the point of inspections. Please send someone to inspect not just that apartment, (4) but all of them in our building. Given the fact they were aware of this issue and chose to defer fixing it, leading to all of us in the building having to deal with an incredibly bad smell, which they still refuse to address. Our worry is they chose to defer maintenance for other known problems as well. Bloomington should really think if they want a company who operates in this fashion operating in Bloomington. This is a problem that should not have happened, certainly once we all asked for help they should have sent someone to address the problem, they still have not effectively done so. I sincerely hope you send someone to address this, it’s simply not fair. Just to be clear, the address is 1820 s Huntington gardens, apartment 4 is the apartment that the deferred maintenance resulted in it being destroyed. If you have any questions virtually everyone in the building is aware of the problem, so you can really ask anyone. Thank you.

Multiple properties owned or managed by Brawley: 318, 324, 326 N. Jefferson St. Description of Issue: I am writing to formally report a rapid and severe deterioration of community standards at the newly constructed student housing properties located at the stated location. Despite these $1.5 M properties opening just two weeks ago for the current academic year, they have already devolved into a condition much like that of a blighted community. Specifically, residents have erected unapproved, temporary privacy structures utilizing tarps, wood, and other unpermitted materials. These structures are being used to conceal dubious activities. These makeshift installations present several immediate issues: Visual Blight: The structures degrade the aesthetic standard of the neighborhood and negatively impact surrounding property values. Safety and Code Hazards: Unregulated wooden and tarp structures pose a distinct (fire, safety) hazard and may violate local building and zoning ordinances. Lack of Oversight: The concealment of these areas facilitates behavioral issues that disrupt the peace of the community. Requested Action: The property management company must be notified immediately to take the following corrective actions: Enforce Immediate Removal: Order the swift dismantling and disposal of all temporary tarps, wood structures, and unapproved barriers. Establish Ground Rules: Issue clear, binding community guidelines to all residents regarding acceptable use of outdoor spaces. Implement Enforcement Mechanisms: Outline explicit penalties and swift consequences for any future infractions to maintain the integrity of the property.

This house has been vacant for approximately 6 years or so . Perhaps longer .there is no a rat problem in the neighborhood. I went in front porch today and looked in window and saw what appears to be rat feces on floor of room to the right. I know there is only so much city can do but is it possible to put out traps in alley ? Several neighbors have rat problems and we are all dealing with it as best we can on our properties, but with an abandoned house and a hoarder house at 823 it feels like we are fighting losing battle . This house is a hoarder house . Several houses in immediate vicinity are starting to have problems with rats . We are not certain that 823 is sole source but neighbors have seen rats scurrying around that property and there is visible food waste on front porch . God only knows what is in that house . We know there is only so much city can do in regards to this matter but is it possible to put out some traps for rodents on the alley and around house . I have not seen John the owner for quite some time , so perhaps it is currently abandoned ?

This house is in severe disrepair. Does not appear habitable. Tree crashed through roof, hole in garage from wild animals, siding fallen off, rock wall collapsed, no mailbox. Appears to be abandoned and overrun by nature.

Bats rampant throughout the dwelling; there are bats in bedrooms, walls, attics, and ceilings There are dead rats and wildlife on the property There are downed high voltage and power lines; after attempts were made to Duke Energy, Duke refuses to move any wires since there is potential interference with other providers. There were several attempts made There are no carbon monoxide detectors and there are no smoke detectors much less fire extinguishers There are waters leaks throughout the residence The actions I took were as follows: I spoke with Sarah and Cedarview Mgmt. she told me that she would probably address the issues, which, was not an acceptable answer for me. When I pressed to have action taken, she yelled at me and hung up the phone I then called Monroe County Building Department, 812.349.2580 I spoke with Jennifer at reception Jennifer scheduled an inspection for Monday between 10am-12pm (8/14/2026) Kurk from the inspection department is going to show up Normally they only inspect from the outside unless someone is home and mandates the interior inspection. On this note, kindly ask that he inspect the inside of the home as well I then called the City of Bloomington building department They do NOT handle complaints and dwelling issues. However, she did say to make a UReport, which is attached hereto. Please reference this report if needed I then called the HAND department in Bloomington This is the department that will also make inspections and issue code violations against the owner/mgmt. companies. Number: 812.349.3420 I left a message this morning for Rob Counsel/Inspector I then spoke with reception and left a message with Jeremy Bettis, Director/Manager of Inspections as well I have NOT heard back, if I don’t hear back today then I will call again Monday for you guys I have tried calling the management company and it continuously goes to voicemail. I’m trying to get a hold of Barney Lewis, who seems to be the owner of the mgmt.. company. I recommend you don’t deal with Bobby, who Sarah claims you have in the past, he is just a maintenance tech who is told what to do. You need to get in touch with a property manager and Sarah is the one that handles this.
