Planning staff issued an NOV warning letter for the inoperable and unlicensed vehicles and for vehicles parked on unimproved surface along with a mention of the City's home occupation standards. Upon inspection on 03/27/2026, all vehicles were removed from the property. As we were not able to find conclusive evidence of a business being operated at the the property, the case is being closed out. Reopening for case update.

Planning staff observed a couple of vehicles parked on unimproved surface in the backyard, one of which was unlicensed, but have not observed any specific evidence of a business operating at the property and do not see any business information listed online for this address. We will draft and issue a Notice of Violation (NOV) warning letter to the property for parking of vehicles on unimproved surface and inoperable/unlicensed vehicles to establish compliance deadlines for resolving those violations, along with a notice about the City's home occupation standards.

For investigation re: inoperable vehicles, parking on unimproved surface, and/or business activity. For complainant, please note business activity does need to be evident for staff to address it which can be difficult if there is no advertising or listing online or on site. However, the other items pertaining to the vehicles should aid in resolving the situation if observed by staff as ongoing.
