2026 Ordinance 2026-01 Adopted

TO AMEND TITLE 20 (UNIFIED DEVELOPMENT ORDINANCE) OF THE BLOOMINGTON MUNICIPAL CODE - Re: Response to Resolution 2025-12 Related to Amending the Affordable Housing Incentives and Payment-in-Lieu Provisions

Ordinance 2026-01 amends Title 20, the Unified Development Ordinance, in the following manner: (1) increases the maximum impervious surface coverage allowance for single-family detached and duplex residential lots in the R1, R2, R3 and R4 zoning districts for owner-occupancy projects using the affordable housing incentives; (2) increases the maximum impervious surface coverage allowance and decreases the landscape area for projects that meet Tier 2 affordability standards; and (3) increases the dollar amount of and eligibility for payments-in-lieu of providing housing. Note: At the February 4, 2026 Regular Session, the Council adopted Amendment 01 to this ordinance. The amendment revised the impervious surface incentives in the RI, R2, R3 and R4 zoning districts.
